Terms & Conditions
  • The Sri Lankan rate available through the online booking engine in LKR is exclusively for Sri Lankan citizens and Sri Lankan resident visa holders.
  • To be eligible for this rate, at least one Sri Lankan national must be accommodated in the room.
  • Foreign nationals who book the Sri Lankan rate will be required to pay the difference between the Sri Lankan rate and the standard foreign rates upon check-in.
  • Guests must present a valid Sri Lankan National ID / Passport or Sri Lankan Resident Visa at check-in for verification

At 98 Acres Resort and Spa, which is a premier luxury boutique hotel in Sri Lanka, our aim is to make your stay truly comfortable and memorable. Thus, there is a range of high-end facilities that you can enjoy and relax in.

98 Acres pool
The kids can use the baby pool while you do swim in the adult pool. The pool has been elegantly constructed with a deck made of natural cut stones.

Gym 
A fully equipped gym is available for guest use.

Yoga
If you are a yoga fanatic we have several locations with fantastic views for your yoga sessions. Yoga lessons are also available on request. Please email us prior to your arrival so we could reserve a position for you.

Helipad
Resort owned Helipad is located in our premises for guests who prefer to fly in. A helicopter pick up and drop off to and from the international airport is available and must be booked in advance.
Helicopter tours including full day itineraries to many well known attractions all over the country can be arranged by booking in advance.

Rides for rent
Varied modes of transport are offered at 98 Acres Resort and Spa for you to explore your surroundings and make your stay exceptional! We can provide bicycles, motor bikes, three wheelers and golf buggies at short notice.

We Do Not Provide Driver / Guides Accommodation, but we are happy to provide you with contact numbers and information of guest houses /hotels in a very close proximity to the resort.

Please let us know in advance, any other specific requirements that you may have during your stay with us.
